    Email or call us with the basics: property address, loan amount, LTV, borrower background, and exit strategy. One page is enough to start. You don't need an approval before you can submit a scenario — call or email any time.

    Same-Day Rate Indication
    We review and respond within one business day — usually same day. You'll get a rate, points, and LTV indication or a specific follow-up question. If it doesn't fit, we tell you that too. We don't string you along.

    Term Sheet + Underwriting
    If terms align, we issue a term sheet within 2–3 business days and begin underwriting in parallel. We'll collect the full package at this stage. Term sheet from Helvetica means we're funding — not managing your pipeline.

    Close, Fund, Get Paid
    Our closing team coordinates with your escrow and borrower's counsel. Broker commission is paid at closing directly to your licensed entity and disclosed in the loan documents. We close what we commit to.

    Do you really protect broker relationships?
    Yes — and it's not negotiable. We do not contact broker-submitted borrowers directly, solicit them for future transactions, or structure deals to remove the broker. Your client is your client for the life of the loan and beyond. If this ever doesn't happen, we want to know immediately.
    Can I submit a loan before I'm formally approved?
    Yes. You can send us a loan summary for preliminary feedback before completing the broker approval process. We want to give you a fast answer on whether the loan works. Formal approval (license, agreement, W-9) is required before we can issue a term sheet and fund.
    How is my commission structured and when is it paid?
    Broker compensation is 1–2 points of the loan amount, negotiated deal-by-deal and agreed upfront. It's paid at closing, directly to your licensed entity, and fully disclosed in the loan documents. We don't hide compensation or reduce it at the last minute.
    What's the minimum information needed to get a rate indication?
    Property address, loan amount, LTV estimate, property type, borrower background (one paragraph), and the exit strategy. That's enough for us to give you a rate and terms indication same business day. You don't need a full package to get a first answer.
    Do you lend outside California?
    Yes. We lend nationwide on a selective basis; availability varies by deal, property type, licensing and underwriting. When submitting an out-of-state deal, note any state-specific factors (foreclosure timelines, licensing nuances) upfront.
    What if my borrower has a bank turndown or credit issues?
    Bank turndowns are one of our most common deal types. We underwrite to the asset and exit strategy — not to a bank credit matrix. Credit challenges, bankruptcy history, or foreign national status do not automatically disqualify a borrower. Tell us the story and let us underwrite it.
