NNN Bridge Loans for Net Lease Commercial Property

Helvetica Group funds NNN (triple net) bridge loans on single-tenant and multi-tenant net-leased retail, restaurant and industrial property, from $300,000 to $10,000,000+. We fund acquisitions, refinances and repositionings on net-leased real estate when conventional financing cannot close inside the seller's timeline, the lease events on the property, or a 1031 exchange deadline.

We lend from our own balance sheet and managed funds and underwrite the real estate and the exit, not a rigid tenant-credit checklist. Closing timing depends on borrower preparedness, third party reports and complexity; we typically close 3–10 days following receipt of all requested documentation.

What an NNN bridge loan is, and who it's for

A triple net (NNN) lease has the tenant paying most or all of property taxes, insurance and maintenance, so the real estate behaves like a predictable income stream once the lease is in place. An NNN bridge loan is short-term financing secured by that property, sized and priced around the real estate and the lease, not a long bank approval cycle.

    Investors & Operators Buying

Acquiring a single-tenant or multi-tenant net-leased property, often on a seller's timeline a conventional lender cannot match. Off-market and auction-sourced net lease deals are common here.

    Owners Refinancing

A maturing loan on a net-leased asset, with permanent financing still working through underwriting or a bank turndown on a vacant or soon-to-be-vacant space.

    Sponsors Repositioning

Re-tenanting, renovating or converting a net-leased property while income is interrupted, before the asset qualifies for a conventional refinance again.

    1031 Exchangers

Net-lease assets are a classic 1031 exchange replacement property. See our 1031 exchange bridge loan page for forward and reverse exchange mechanics.

Why speed matters on a net lease deal

Net-lease financing rarely fails on asset quality. It fails on timing: a lease event, an exchange deadline or a seller's closing date that a conventional underwriting cycle cannot meet.

    • 01 · Lease Rollover Risk

Tenant option period approaching, renewal not yet committed

A tenant's option period lapsing without a signed renewal is reason enough for a bank to decline a refinance outright. We underwrite the real estate and the re-tenanting or renewal plan, not just the remaining lease term on file.

    • 02 · 1031 Exchange Timelines

      45-day identification, 180-day exchange window

Net-lease replacement property is one of the most common 1031 upleg purchases, and the IRS deadlines do not move. A bridge loan lets the acquisition close on schedule while permanent financing or the exchange paperwork catches up.

    • 03 · Tenant Credit Changes

A national tenant downgraded, restructured or went dark

A tenant bankruptcy filing or a credit downgrade can freeze conventional financing on a net-leased property overnight, even when the real estate underneath it is sound. We underwrite collateral value and the releasing plan.

    • 04 · Auction & Off-Market Acquisitions

Compressed due diligence, hard closing date

Net-lease auction and sale-leaseback sellers typically set a closing date that will not move for financing contingencies. We move on the timeline the deal requires.

    • 05 · Sale-Leaseback Financing

A newly signed net lease on recently acquired real estate

We lend against the real estate and a newly executed net lease as a bridge to permanent financing or an eventual sale to a net-lease investor.

    • 06 · Construction & Renovation Takeout

A build-to-suit or renovated pad just delivered

Construction debt on a newly built or newly renovated net-leased property often matures before permanent underwriting finishes. We retire the construction loan and give the borrower runway to arrange a bank takeout.

    NNN bridge loan questions

What net-lease buyers, owners and brokers ask us most often.

What is an NNN bridge loan?
An NNN (triple net) bridge loan is short-term financing secured by a net-leased property, where the tenant pays most or all of the taxes, insurance and maintenance. Helvetica funds these loans on single-tenant and multi-tenant net-leased retail, restaurant and industrial property when a purchase, refinance or repositioning needs to close faster than conventional bank financing allows.
Can you get a bridge loan on a single-tenant net lease property?
Yes. Single-tenant NNN properties, including quick-service restaurants, dollar stores, auto parts stores and pharmacy-anchored buildings, are a core collateral type for us. We underwrite the real estate and the lease, not just the tenant's corporate credit.
How fast can you close an NNN bridge loan?
Closing timing depends on borrower preparedness, third party reports and complexity; we typically close 3–10 days following receipt of all requested documentation. Net-lease deals with a hard seller deadline, an expiring 1031 exchange window or an at-risk lease renewal get priority handling.
Do you lend on net-lease properties with upcoming lease rollover or vacancy risk?
Yes. A tenant option period approaching, a lease expiring without a renewal commitment, or a space going dark are common reasons a bank declines a net-lease refinance. We underwrite current collateral value and the plan for re-tenanting or stabilization, not just the in-place lease term.
What are your NNN bridge loan terms?
Loan amounts from $300,000 to $10,000,000+, up to 65% loan-to-value, rates starting at 8.99%, discount points of 1.5% or more, terms of 6 months to 5+ years, fixed and interest-only options. Business-purpose commercial collateral only.
    Can you fund a sale-leaseback on a net-lease property?
Yes, as a bridge to permanent financing. We lend against the real estate and the newly signed net lease while the owner or operator arranges longer-term debt or an eventual sale to a net-lease investor.
Do you fund NNN portfolio acquisitions, or only single properties?
Both. We have funded single-property net-lease purchases and multi-property NNN portfolios, including deals where the properties cross state lines and close on one loan.
Can you use an NNN bridge loan for a 1031 exchange replacement property?
Yes. Net-lease assets are a common 1031 exchange replacement property, and a bridge loan is often how the purchase closes inside the IRS deadlines. See our dedicated page on 1031 exchange bridge loans for the forward and reverse exchange mechanics.
What net-lease property types do you finance?
Single-tenant and multi-tenant retail, quick-service and casual-dining restaurants, drugstores, dollar stores, auto parts and auto service, and light industrial net-leased buildings. Business and investment use only, no owner-occupied primary residences.
Do you lend nationwide on net-lease property?
Yes, selectively. We lend in metro areas nationwide; availability varies by deal, property type, licensing and underwriting.
