    Why San Diego commercial real estate needs a bridge lender

    San Diego County's commercial market is structurally supply-constrained. North County submarkets — Carlsbad, Encinitas, Oceanside and San Marcos — have absorbed significant industrial and mixed-use demand driven by the region's biotech corridor, defense contractors and coastal migration. The result is a market where transactions move fast and bank timelines do not.

    When a retail center in San Marcos goes to a receiver, or a mixed-use building in Carlsbad has to close before a 1031 identification deadline expires, the borrower needs a lender who understands the local market and can move at the speed of the deal.
