Helvetica Adds a New Due Diligence Vehicle (DDV)

An aircraft that puts us on-site at most West Coast properties same-day or next-day, so the term sheet can move on the borrower's clock

Please welcome the newest member of our due diligence vehicle (DDV) lineup.

In bridge lending, speed is the product. Borrowers rarely come to a bridge lender with time to spare. They come because a date is fixed: a 1031 exchange identification deadline, a loan maturity, a closing that cannot slide. When a lender answers that kind of request with "we'll get someone out there next week," it isn't an answer. It's a lost deal.

The new DDV puts us on-site at most West Coast properties same-day or next-day.

What a site visit gives us

Eyes on the collateral. We see the property ourselves instead of relying only on photos, listing materials and third-party reports.

Our own read on condition and the submarket. Walking the asset and the blocks around it tells us how the property is holding up and how it fits its market. That read shapes the terms we offer.

A term sheet that is already moving. Because the visit happens early, underwriting and the term sheet move forward while everyone else is still pricing flights.

    Why the clock matters

For an exchanger, the IRS allows 45 days from the sale of the relinquished property to identify replacement property, and 180 days to close. A borrower facing a maturity default has a deadline set by the current lender. In both cases, days spent waiting for a site inspection are days the borrower does not get back.

Deals run on a clock. So do we.

Is it also fun? Obviously. But mostly it's fast.
